Travellers frustrated by a cleaning fee followed by a long checkout list have a policy change to watch. Airbnb's new reasonable-rules policy applies to reservations booked on or after 20 November 2026.

The booking date matters. It is not a blanket statement that every existing reservation is already covered, or a rule triggered solely by the date of the stay.

What the new policy says

Airbnb says house rules and requests must appear in the designated part of the listing when a guest books. Hosts should not introduce new requirements later through messages, signs in the home or an in-person conversation.

Its examples of generally unreasonable requests include stripping beds, taking rubbish offsite, and washing and putting away dishes. The policy also limits host-imposed fines and restrictions on advertised features. Airbnb says it may consider exceptions according to the listing and local circumstances.

For a host preparing a summer listing, that means reviewing the published rules and the instructions sent after booking together, so they do not contradict each other.

The cleaning fee and the expectation

RNZ's 22 October coverage included Consumer NZ spokesperson Jessica Walker's view that guests should leave a place reasonably tidy, while recognising frustration at paying a cleaning charge and also facing substantial chores.

Massey University marketing academic Bodo Lang discussed the expectations created by a cleaning fee and the risk of disagreement over what counts as reasonable. His comments also raised a host concern: some guests may leave a property far messier than expected.

Guests still need to look after the home

Airbnb's separate guest ground rules say a home should not require excessive or deep cleaning after a stay. They distinguish standard between-booking cleaning from damage, missing items or unexpected cleaning costs, for which reasonable reimbursement can still be sought.

Guests should also respect checkout time and return keys as agreed. The policy change does not make care for the property optional.

For families booking holiday accommodation or a short stay while settling in New Zealand, read the total price and the listing rules before confirming. If an extra checkout demand appears later, keep the conversation in the platform and ask Airbnb which policy applies to the reservation.
